Modera Akoya is a new 12-story mixed-use development designed as a restorative oasis for residents drawn to the buzzing center of downtown Portland.
The building design is a modern interpretation of the historic warehouse architecture of the surrounding district. With interiors inspired by an eco-resort concept, a palette of natural materials pairs with sweeping views of the city and West Hills to provide residents a calm, relaxing home life. A robust amenities package adds to the comfort. Multilevel outdoor terraces feature sun decks, a pool, outdoor dining and fire pits. A common room on the 12th floor also includes a kitchen, dining area, a lounge and wine bar.
The new building is L-shaped to wrap around the existing historic firehouse on site. SERA seismically-renovated the firehouse and remodeled it for a restaurant tenant.
Guiding the transition between interior and exterior spaces, a plaza between the firehouse and the new development will feature outdoor dining, buffered from the activity of the neighborhood. The landscape design of the plaza and surrounding area continues into the pocket park to the west.
Designed to meet LEED Silver certification, Modera Akoya offers 291 units in a mix of studios, one-bedroom and two-bedroom apartments, as well as ground-floor retail.
