Located in the River District of Portland, Modera Glisan is a new 332,000 sf, 12-story mixed-use development. Designed to meet LEED Silver certification, the building consists of 291 units, a mix of studios, one-bedroom and two-bedroom apartments, and retail on the ground floor. To preserve a historic firehouse on the project site, the new building will be L-shaped, wrapping around the existing structure. The historic firehouse will be seismically renovated and remodeled for a restaurant tenant. Guiding the transition between interior and exterior spaces, a plaza between the firehouse and the new development will feature outdoor dining and create a respite from the activity of the neighborhood. The landscape design of the plaza and surrounding area will continue into the pocket park to the west.
The building design is a modern interpretation of the historic warehouse architecture of the surrounding district. An extensive outdoor deck will include a hammock garden, sun decks, a pool, outdoor dining and grill, and a fire pit. A common room on the 12th floor will include a kitchen, dining area, a lounge and wine bar as well as sweeping views of downtown and the West Hills.
