The block at 26th and Burnside consists of a four story wood framed building with market rate apartments and rooftop amenity spaces. The project also has below grade parking and loading for 51 vehicles, over 200 bicycles, with spaces for trash and other building support. The ground floor level program includes a lush courtyard designed with flow-through planters for stormwater, individual unit patios, leasing offices, residential lobby, and approximately 1,300 square feet of retail space. The residential units on levels 2-4 are a blend of studios, 1-bedroom, and 2-bedroom apartments for a building total of 135 units.
The new development fronts Burnside Street with ground-floor retail and residential units with patios. SERA worked with neighborhood groups during the design process to make sure the new development met their needs and goals for this site along this prominent commerce street leading to the more established Laurelhurst residential neighborhood. The site is situated in a transitional area of Burnside that is becoming a hub of activity with dining established along NE 28th Avenue to the east and Da Vinci Middle school to the north. The design aesthetic is modern with unique influences such as wood siding combined with metal panels, custom barn doors within the units, and an airy rooftop community space.
