This new 6-story, half-block apartment building is located in Northwest Portland’s Nob Hill neighborhood. The mixed-use market-rate development contains 124 apartments; a mix of studios, one- and two-bedroom units as well as three live-work units and retail on the ground floor. Twenty percent of the units are affordable housing for those earning less than eighty percent of the area median family income. The basement contains underground parking and bike parking. Amenity spaces include a private courtyard with a firetable and BBQ, a lounge, a fitness room and a game room. The 6th floor features a clubroom that opens out onto a rooftop terrace with a firepit and several BBQs, as well as views to the East and the South.
The design complements the historic Slabtown warehouse and mill district context, with exterior brick in both red and black ironspot, steel balconies, and façade visually broken up into three smaller massings. Sustainable features include stormwater planters in the courtyard and on the roof, LED lighting and low-flow fixtures.
